    Roof Maxx is an environmentally friendly, natural oil treatment for asphalt roofs that can extend their lifespan by five years per application, ideally starting when a roof is 5 – 10 years old, depending on the regional climate. The treatment is safe for humans, pets, plants, and the environment, and helps reduce landfill waste by prolonging the lifespan of asphalt shingles.   • When Should I Treat My Asphalt Shingles with Roof Maxx?
    Short Answer: The ideal time to treat your asphalt shingles with Roof Maxx is when they start showing signs of drying out and losing their protective coating and flexibility. This usually happens when the roof is 5 to 10 years old. That said, we often successfully extend the lifespan of roofs that are over 20+ years old. Given that shingles were richer with asphalt over 30 years ago, we’ve even managed to enhance the longevity of such seasoned roofs! a. When to treat asphalt shingles with Roof Maxx? Treat asphalt shingles with Roof Maxx when they show signs of drying or losing flexibility, usually between 5-10 years. However, we regularly service roofs that are 20+ years old and have been successful in extending the life of roofs up to 30 years old or even older. b. Why do asphalt roofs start drying out and becoming brittle? The rate at which this happens can vary, and it depends on factors such as regional climate and the intensity of UV ray exposure. Many roofs are primed for a Roof Maxx treatment by the time they reach 5 – 10 years of age. If your roof is older and has not been treated yet, don’t worry. It’s not unusual for older roofs to have undergone some repairs prior to us being called in to treat them. We’ve often managed to revitalize older asphalt shingles and extend their lifespan by restoring their flexibility. c. How to identify if your roof shingles are losing flexibility? The primary sign is a loss of flexibility in the shingles. Asphalt shingles contain asphalt granules – small, sand-like pebbles that stick together when the shingle’s natural oils are present. As these oils start to dry out over time, the granules begin flaking off, often appearing in your gutters or downspouts. Additional signs your roof may be drying out include black stains or streaks, and shingles that crack, break, or curl. Each roof is unique, so we advise having us come to evaluate your roof and determine if it is an appropriate candidate for Roof Maxx treatment.
  • How Long Does a Roof Maxx Treatment Take?
    Short Answer: Every roof is different, but a Roof Maxx treatment takes between 30 minutes to a few hours, depending on the size and condition of your roof.
  • Can Roof Maxx Help New Roofs Last Longer?
    Short Answer: We do not suggest treating with Roof Maxx until the top granule coating begins shedding off. Once this begins to happen, it’s a sign the roof is undergoing stress during contraction and expansion. While Roof Maxx is an exceptional solution for extending roof life, we don’t recommend using it on newer roofs. Typically, you should consider Roof Maxx treatment when you notice the top granule coating starting to shed, indicating your roof is experiencing stress from contraction and expansion. For residents in warmer southern climates, a roof less than 5 – 7 years old likely still retains much of its original oil, and in northern climates, this applies to roofs less than 7 – 10 years old. Therefore, these roofs might not need a Roof Maxx treatment yet. However, if your roof is nearing these age ranges or you can see the wear and tear sooner, we suggest having a Roof Maxx dealer assess it for granule loss and other potential issues and ultimately determine whether Roof Maxx could start prolonging your roof’s life right now – adding up to 5 years with a single treatment!

    Short Answer: No, because 99% of roof leaks occur at the flashings, the most leak-prone areas of the roof, such as around chimneys and skylights or along a wall.
